General Terms and Conditions

Villa Dana – Apartment House Friedrichshafen 1. Conclusion of Contract The following regulations apply to the holiday apartment specified in the booking confirmation and are considered agreed upon with the conclusion of the contract. A rental agreement is concluded with the binding booking of a holiday apartment via the landlord – via the internet, email, or telephone. This agreement becomes effective as soon as all necessary information has been provided and the booking has been confirmed in writing by the landlord. The contractual relationship can be terminated if the agreed payment deadlines are not met. 2. Payment / Payment Deadline The rental agreement becomes valid upon receipt of full payment into the account specified by the landlord. Payment is due in full no later than 14 days before arrival. For short-notice bookings (14 days or less before arrival), the total amount is due immediately after booking. If the payment deadlines are not met, the landlord is entitled to withdraw from the contract. Non-payment is considered a cancellation and entitles the landlord to re-let the apartment. 3. Cancellation Policy: For cancellations made up to 14 days before departure, all payments already made will be fully refunded. For cancellations made less than 14 days before departure, the cancellation fee is 100% of the total price.


4. Arrival: The rental period begins on the day of arrival from 3:00 PM, unless otherwise agreed. 5. Departure: On the day of departure, the holiday apartment must be returned in proper condition by 10:00 AM at the latest. Final cleaning is excluded from this. Windows and doors must be closed, and all keys must be left in the holiday apartment. The landlord or a person authorized by them is entitled to inspect the apartment. 6. Number of Occupants: The rental property may only be used by the persons specified in the booking. Additional persons or overnight guests require the prior written consent of the landlord. In case of violations, the landlord is entitled to exclude unregistered persons from using the property.


7. Pets and Smoking: Pets are not allowed. Smoking is not permitted inside the holiday apartments or anywhere in the building. Smoking is permitted on balconies or designated outdoor areas, provided other guests are not disturbed. 8. Tenant's Duty of Care: The tenant is obligated to treat the holiday apartment, including its inventory, with care. The tenant is responsible for replacing any damage or missing items caused by them or their travel companions. Any defects or complaints must be reported to the landlord immediately. 9. Landlord's Obligations: The landlord is obligated to provide the holiday apartment in a condition as agreed upon in the contract. Should the accommodation be unavailable due to circumstances beyond the landlord's control (e.g., fire, severe weather, water damage, or other force majeure), liability is limited to the reimbursement of payments already made. Liability for disturbances outside the landlord's sphere of influence, in particular those caused by construction work or noise in the neighborhood, is excluded. 10. Tenant Cancellation: In case of cancellation, the cancellation conditions stated in point 3 apply. The date of receipt of the written cancellation notice by email is decisive. Early departure does not entitle the tenant to a refund of amounts already paid. 11. House Rules and Wi-Fi: The house rules displayed in the holiday apartment are an integral part of these General Terms and Conditions. Wi-Fi access may only be used within the framework of the legal provisions. 12. Place of Jurisdiction: To the extent legally permissible, the place of jurisdiction for all disputes arising from the contractual relationship is Friedrichshafen.
